Hi Rosanna, welcome to real estate! Sounds like you're headed in the right direction. The Biggerpockets author Brandon Turner might suggest his book, the UBG. I've read it. It's THE book for getting started.  Getting a realtor, analyzing properties, making offers, well that's for starters. Are you familiar with Biggerpockets podcast? Now, there's a great resource! First of all Luke, it would behoove you to add a photo so people will be more likely to reply to you. It doesn't sound like you're working with a realtor and BP author Brandon Turner would agree that's a good idea. Read his UBG book. Great book for anyone starting out. As far as looking for like minds, well buddy, you're in right place. Good luck on your connections here. Hey Gabriel, welcome to real estate! If I were you buddy I would search here at Biggerpockets for lenders. They can give options depending on credit score and work with your down payment. From a deal perspective, if you have any questions there you can share some details and I'll try to help. I love analyzing properties.

First, if I were, I'd add a photo since you're new to the game. If plan to stay, people are more likely to reply if WE can put a face to those questions. Sorry to be so blunt, but I'm trying to help. If it helps, I was told the same thing. Now, books and podcasts are a newbies WAY OF LIFE. Stuart, dude! Just be yourself. All that leaning you've been doing with just flow right out of you; you watch, you'll be surprised how much you've learned how to ask questions. Just be yourself man.

If I were in your shoes James, I would pick rental, for example. Since flips involve rehabbing, and finding a rental that needs very little or no rehab means quick to market, using my equity towards that investment purchase makes since to me. what do you think? Question: did you flip either of your other props? Because if you did, it my be time BRRRR.

#George Uzonwa Hey man, welcome BP! I working on having a financial status like you currently have, but for now I've been working my way 100 BP podcasts since I recently joined. Analyzing properties is my game and reading RE books like, "the Ultimate Beginner's Guide" by Brandon Turner. My advice (like for myself) start with single family homes (I like mobile homes; lived in them for 40+ years). I'm watching a Brandon Turner YouTube video right now and he says to start by finding a realtor. I've found two so have and they've been sending me auto notices from their MLS (multiple listing service). Hey man, get the knowledge and building the funds will come. Now, meeting people, well, here we are. Need I say more? You mentioned finding properties, and that's what the realtors are for, right? Now, I'm not good trying to meet people in a place like this (online, that is) because I'm old school and not very social like this, but I'm trying. So, keep doing these forums and sure you'll be hip deep in people you've met (besides, you're young, you're probably good with this online social stuff; am I wrong?). And like I said, don't worry about the funds, the down payment, or anything. Just get the knowledge, dude! Just get the knowledge. Later.

@Mitch Messer, Man, thank you for sharing that. I wrote notes, because I had just called a seller and didn't even think to offer that idea; a 50/50 joint venture, man I need mo' details on that.
