Yes, great information Roy N. We have two houses and an office building in our personal names that we've been advised against using any depreciation on. We run one other commercial building through our Corp and that one we do claim some depreciation. The biggest difference I see is when we go to sell the three personal ones I'm sure will have appreciated where as the corp owned one will likely not have. And yes if you ever try to transfer ownership from a Corp to yourself personally you will need to sell it at fair market value. I don't worry to much about the extra tax in my cash flow analysis as long as the numbers are good before that. If I am nearing the next tax bracket I make sure to increase my rrsp contributions to offset it.

Jonathan Jewell and Matthew Paul thanks that's what I was afraid of. Hopefully what we budgeted in covers it, it's a five year lease with an escalation at the 3 year mark.

Hi, hoping someone can help me out or has some ideas. We have a main level and full basement commercial building. We have rented out the upper floor and the move in is set for next week. We had several different plans for the basement level, none which seem to be working out. We made the mistake of including utilities in the lease as we had plans a few months ago when the lease was being negotiated. Now I'm really regretting including this in the lease but not sure if there is anything I can do. They are wanting to add big lit exterior signage as well as a full network upgrade to their national systems. Then just the day to day power usage, can I tell them or enforce responsible heat/AC use, turning off lights and computers at night somehow? Thank you.

Roy N. yes I should have been more clear, I know some employers match. I just don't have a job with a pension or plan of any kind. This does have me wondering if I set something up through our corp if there would be some sort of tax advantage?

Our retirement accounts are different in Canada and I don't have any employer match options. That being said I plan on having enough to retire in both my cash investments as well as real estate. That way I should be covered either way, they both have their benefits.
