Good advice on here. It's a busy time of year and I'd be cautious of anyone able to schedule you in on such short notice. Check credentials and detail out the scope of work. Also being that your new to this, hiring a GC with existing contacts would likely save you a lot of headache.

I have company owned property separated from everything. Personally owned I have residential properties together and commercial on its own. So basically if it's the same type of property and taxation together if it's different then it gets its own accounts.

Jd Martin yes in Saskatchewan, so crazy temperature fluctuations throughout the year. There is a newer furnace and hot water heater but I'd imagine the bills are still pretty steep. I'd feel better as a landlord replacing the windows especially but know how hard it is to live through a Reno. Maybe just doing a room at a time might be the answer. We've thought of selling, However finding a cash positive place up here is not an easy task and I don't have another investment to roll into at the moment.

Make sure you are comparing apples to apples both in labour and materials. Cheaper isn't always better and you usually get what you pay for. Are the margins still going to make sense if the rehab really does cost closer to $20000?

We have an older cash flowing rental house that we've owned for about ten years. The time has come that if we want to keep the house we will need to start fixing it up. We have new tenants moving in August 1st and really don't think the market could sustain any higher rents. The windows are in pretty terrible shape and we should blow in some insulation. Is this something we should hold off until absolutely necessary or just do it this fall. Either way I don't see how these improvements will get us more rent but they should help in future capex. Thanks.

Just curious why you would need to get a loan for such a small amount? How are you going to finance the rehab of a flip if you don't have a substantial amount of money saved up? Or is this where the partner comes in? I just worry that if you don't have $2000 cash there won't be any money for any other unexpected expenses?
Done, I'd be interested in the results when completed.

I'm not sure when we will be in Winnipeg next but still interested in investing there. I Gladly welcome the opportunity to learn more, especially in multi-family where I most unfamiliar with.
