 David, If you wouldn't mind elaborating, I have some questions: What do you mean by "hazardous"?  How can I determine what is legally buildable or "unbuildable"?

Thank you, great advice.  3 more questions: If we received sub division approval, what do you think would be a reasonable size/price home comparable to the area?  Do you think the land as-is can be sellable?  Are you available (by phone) to further discuss tomorrow after 2pm Eastern?  Thanks!

My property is on Green Rd. between Apache Trail and Sterling Rd. Should I sell it or build luxury homes then sell?  (Just not sure if it's the best spot to build nice, new homes)

I've got 29 acres on Green Rd. between Apache Trail and Sterling Rd. (Corp. Center Dr. E. is the midpoint).  We'll be in the area in May, but in the meantime, we're looking to either sell the land or build luxury homes and sell (as many as we can fit).  I believe the land has some wetlands in it.  We're looking for advice, real estate agens, builders or both.  Thanks.
