FHA Appraisal came back with a few minor fixes needed to be done before closing. Owner/seller states not having funds to do repairs.

Estimate of Repairs less than $800.

What can be done to get property fixed and ready for re-inspection?

Minor fixes are: Paint, Handrail & broken/cracked window.

@Richard Stover I haven't used the Calculators yet. I will definitely plug in the numbers. What would be an ideal number in monthly rental I should look for? I did see the 2% rule. Which is almost not possible in the market I am looking at.

@Andrew Cichon thanks for taking your time to do an analysis. Property would be a buy and hold. Taxes are a bit high (3500) so that would take a hit on the monthly profit.

Hello Community of Bigger pockets!

I am in the process of making an offer on a single family property. The numbers are as follows

Listing price-70,000

ARV- 95,000-105,000

3 Bed , 2 Bath 1400sq ft

Repairs -10,000-15,000

Rents-1000

Would like the house to become a rental property

@Erin McLellan-Dawe congrats! I myself have been looking for my first investment property in the Rockford/loves park area. I am new to the area but have been driving around these past few weeks to get a feel for the market and area.
