I got started investing by doing a House-Hack on a 2unit property. It's a great way to remove what is your biggest expense (housing).

I am looking at possibly obtaining property by using a Subject-to method. The property is distressed and needs work done. The seller is out of state and is looking to sell as soon as possible. How would I approach the listing agent or seller with a subject-to as the purchase method? The property has been sitting on MLS for 5+ months

I have found that builder-grade doesn't last and isn't worth the savings.  My ideal tenants are making above the median household income for the area in Pinellas County, so I put granite counters, stainless appliances, upgraded solid wood cabinets, LED lights, etc. . .

 The property is located in a C Class area. I've done some research to see similar rentals in the area and all seem to have basic appliances and materials. I do plan on attracting better quality tenants.

Hello BP Community, I recently purchased my first multifamily property. My question is what kind of materials for rehab should I use on property. Should I be buying more budget friendly Flooring, countertops, light fixtures etc. Or do you typically make a decision based off what the area and comparable rentals have in place?

@Corey Hawkinson Thanks for the response. I have looked at that option. Realtor is just worried that if the property doesn't end up falling through I will be left with spending on fixing the property for no reason.
