I'm making my second ever offer on a property tomorrow and would like to hear from pro wholesalers, what are some things you say to sellers to absolutely get the contract signed. the property has good curb appeal great block, needs some work on the roof, plumbing, and electrical, floors, and updated kitchen, and windows. In my analysis, I believe I should offer between 12,500 and max at 14,000. she's looking to get 25,000-30,000. Highly motivated seller. I'm thinking I can wholesale this for at least 18,000 and max around 23,900. please advise. 60 day close, and I've already generated some generic interest in the property. thanks!

I'm new to wholesaling and also a licensed real estate agent. I have yet to make money from either and am really frustrated, yet know, this is something I need to master to create wealth for my family and I. My first negotiations did not end such that I could confidently secure a decent spread. I've been listening to podcasts and feel encouraged by them, I guess I'm just venting searching for guidance. I have to make this work.
