I'm having a rough time trying to find wholesalers in the Houston area who need go selling their properties. I've posted ads on Craigslist to see if any wholesalers would contact me, and I've also contacted sellers on Craigslist as well. Of all the wrist work, I've only come across one wholesaler who did not have a good property In my opinion because the numbers were crappy. Anyone know of a better strategy I can use to link up with wholesalers in my area?

You'll first need to know the comparables in the area, within close proximity that sold within the last 30 days to 60 days. This information will come from the MLS, so it is best to speak with a local realtor in that area who is familiar with that particular neighborhood.

@Brian White I use white pages. I usually do a reverse lookup using the name of the individual and their known city and state. From there, I will be given a current and past address, as well as a phone number if available. It's free.

I don't think the phone number would be public. You'll get the owner's name. From there you can use lookup tools to find current address and phone number. White pages is free, however there are also some better, paid reverse look up tools.

I currently have a deal. I am trying to see what avenues I should use to market them. So any direction with finding the investors would be perfect.

How do you find your investors? Is there a list to purchase? Do you post ads someplace? I am looking to update my list, but other than utilizing Craigslist I have no clue how to find investors. I am considering becoming a member of a REI group here in Houston to maybe have access to more investors. Please chime in with your thoughts. Thanks.

What is reverse wholesaling and how does it work? Has anyone tried this method? Effective, or no?

Doesn't sound like a bad deal with the numbers you have listed. I would definitely add in some additional costs associated with cleaning though. I wouldn't risk having major chemicals in a place I had to reside or rent out. Too risky. In this case, it is definitely better to be safe than sorry. Best of luck to you.

I have my undergrad in Agricultural Business, so take it from me, the chemicals and pesticides that could potentially been brought into or around the home is enough to be extra safe. Keep us posted on the update!

@Travis Sperr What is the app called?

@Account Closed I'm asking primarily because I am trying to utilize the maximum amount of resources. I've posted I buy houses ads on craigslist multiple times and several birddogging ads. I was wondering mainly if it is worth it to sift through sellers on CL. @Julian Hart There are lists you can get such as absentee owners, tax delinquents, and probates. Are there others that anyone targets, that I am missing? I've been looking at absentees and tax delinquents. I plan to eventually play around with probates in the near future.

@Rob Young I've posted several ads with my company's logo, email, and phone number. I haven't had a seller contact me though. After about a month of putting this up daily, I gave up due to the competition. I was just recently wondering did I do the right thing. I may still post to see if get lucky.
