What are some creative ways to market properties? This is a question for getting a motivated seller AND selling the property as quickly as possible. I understand that times change, and so does marketing strategies. So with that being said, what are some ways you've used, or seen, that's been creative?

Have you used the deal analysis tool located on Bigger Pockets? You just plug in information, and it gives you an in depth analysis. It will also allow you to print the deal as a PDF file for review away from a computer as well.

I'm looking to build a team of investors and wholesalers. As I get deals, as long as they are good, I know they'll bring investors. To ensure I don't keep properties long, I wanted to get in touch with wholesalers who are interested in joint venturing, as others may have investors I cannot/will not reach. My main goal is to ensure when I get a deal (considering it's a great deal), I can't sell it as quickly as possible.
