@Jon Holdman , you had made a great point about the letter. Maybe tweek it to something like

Dear Mr. Real Estate Owner,

My name is Leeta and I am real estate investor. I noticed you bought the property located at (property address). That area is also an area that I am always scouting for properties.

Many times I find more than one of these deals at the same time. I only negotiate on properties that have excellent equity and returns. If I can’t put together the financing to buy a property that has great equity and returns, would you be interested in looking at the numbers?

Please contact me at your earliest convenience so we can set up a time to discuss possible future business. My number is 555-5555.

I like @Brian Gibbons buyer question form. I would have to use that. Also, I made one at google form which it turn into a spreadsheet.

How to write a letter yellow to Owner Occupancy are Absentee and they are Distressed Tax and they have a LLC or Business? Do you have sample of different kind to send them four time and the wording for them.

@Ned Carey What kind of contract do you use when buying the house? How do you settled it? Do you send the contract to the title company? I'm looking into mailing to delinquent tax owner. If we acquire the property. Do we need to pay the back tax or that goes to the end buyer?

@Duncan Taylor they don't have a system in place for VA, but I had learned a lot from @Sharon Vornholt by signing up for her e-newsletter and putting some of them in place.

@Mike Nelson thanks for giving me the step of how you did the process to hire your VA. I'm planning to include that in the system when they would like to hire someone.

@Jim Ludes Thanks for W.O.W.W. formula, I'm going to start adding that info the next time I do a phone scrip with seller.

@Bryce Robbins I search the tax records online with the address that property is being sold, some state have the information online of the name of the owner that pay for the tax of the property. I hope this help.

@Elio L. I mailing to about 100 property and saw that three of them are owned by LLC that does business around the United State, Should I still mail to those guys that have a LLC?

Should I still send the letter if they had cancelled with the Realtor? Or just focus on the expired list?

I got the expired list: The house that is for sale is own by someone else at a different address. Should I send them a yellow letter to the address that is being sold or to the address of the tax payer? If send to the house of the tax payer, what should I write?
