Im from canada and ive been emailing another investor in the U.S and she was telling me my $15000 rehab costs were too low. 15k for her would be paint and carpets. Thats it.  For me 20 grand would be 2 bed rooms, half bath and kitchen.

How far can you rehab with 15-20 thousand in your area?

Ive been reading that i should be hiring a property manager right away, even for my first property. Reason being PMs have the resources for marketing, vacancy and day to day operations. Where if i was managing it, it would create more of a job that a passive investment. I think ill still go ahead and manage my first few. 

Which got me thinking, at about how many doors can one person handle until you need professional management help? 10? 20? 30?

After learning about the brrrr strategy and its benefits are there any of you that use that every single time? I'd imagine it would help you build up your portfolio quicker by taking your or part of your cash out. What are the reasons why you dont use the BRRRR method excusively?

Id like to fix whatever i can during the rehab so i dont hear from my tenants for the first few years. If the water heater or furnace is 6-8 years old, but still working should i get it replaced before i refinance it with the BRRR strategy? Same with plumbing, should i replace the plumbing with new pipes even though its working fine at the moment? What are the items you guys would replace for fear it would break down in the nearing future? I dont want future breakdowns to eat at my cashflow, but rather fix it in the beginning while i do have the upfront cash. Thanks for reading

Ive been told that i shouldnt be buying properties on the MLS as it is too late by other investors. They say its already been looked at by many investors and im just getting leftovers. As a newb thats the only place ive been looking. Its a little discouraging. I was going to offer on deals that were on the market for 100+ days, hoping to offer at a discounted price.

If im able to find a property on the MLS for 75% of the ARV and minus 10-15k in renovations, im still on the right path correct? No matter if its on the MLS or days on the market?

Ive been using the BRRRR calculator alot lately. Its 50/50 when the amortization box shows up when i start a new analysis during the acquisition phase. Ive attached pics below with the exact same numbers. I rechecked @Brandon Turner youtube videos and webinars to see if its supposed to be there, but i dont see it in his videos.

The numbers end up drastically different. Even though i plug in the same numbers. Lately when i start a new analysis, the amortization box is there during the purchase phase. Does anyone else see this?
