I use the vestmap.com DISCERN reports for granular location data. It’s paid, but far better info than city data and way less expensive than co-star. Lots of cool features like zipfinder that lets you filter by zip codes in the whole US to look for your criteria. For me I’m looking for growing B class submarkets.

I started doing BRRRR out of state and I don't do it anymore. Instead I do value add small MF. Way less risk and same result as BRRR. I talk about it on my podcast, 373. Give it a listen, I think it will help.

I define B class areas as having household incomes 35k+ in areas with median home values 100-300k. I personally look for areas like that which are growing in population. You can filter by zip code for the whole US on vestmap.com.

Checkout vestmap.com you can vet exact locations down to the census block.

I look at location first and property second. I use the DISCERN method to look at locations and do a yes no in 30 seconds. If I’ll buy the location, I look at the property.

How large is the lot? What is the exact zoning code from Zimas? The whole thing, RD1.5-1-XL for example

I find vestmap.com to be far superior to neighborhood scout, they also have ways to filter for B class areas.
