I bought a 5 B/R house in Jacksonville, Florida last Wednesday. The house had a fire & been sitting there since then, (mid 2019). There are 2 years property taxes owed. All of a sudden; within days of her signing the deed, the son claims he has paid the back taxes & plan to demolish the house & put up a quad. I checked; the taxes have not been paid.

I have known this family for many years & have a decent to good relationship with them. I did not get a chance to record the deed as yet because of time constraints last week & yesterday of course was a holiday.

I don’t think I have any legal obligation to undo this deal but…. Feedback pls..!!

When you say 'back taxes', are they simply behind on property taxes or has the county foreclosed on the property and is now offering it for sale in an auction or post-auction setting?

I think how works is... All land not own by a person, corporation or other entities; is automatically owned by some political division such as a county, a state or federal gov.

You've gotten some great advice so far.  One small thing I want to add.  If you are reaching out by means of advertising etc, make sure you know if your county requires contractors be registered to work in that county.  

Some counties have this kind of specification & you would need to adhere to that if you ever had an issue where you needed to involve the county on any level,  It starts with getting the required permits.  If the contractor is not registered in that county, then they cannot pull a permit.  You also cannot pull your own permit once you intend to use the property for income purposes!

A lot of people told me to stay away from investing in the North Side of the city, do you agree with that? What about Springfield - that area seems to be alright for me, yet the prices are way low.

There are certainly good opportunities here.  There is an out-of-state buyer I know where only concentrates on the 32205 (Murray Hill) zip code.  Another buyer I know concentrates only on the 32257 zip code.  Inventory and price are what you will find here.  I will also send you a document I have prepared for investor like yourself who wants to know a little more about the market here!

I'm he was either joking or you did not hear him correctly. Imagine $25k for a permit... How does that sound.  Yeah, go to the permit office or just put in a call to them if the information is not available through a website!
