I have given the tenant chances but now they are not returning my phone calls. Does the 3 day pay or quit have to come from a lawyer. I have an agreement with the tenant that they would just leave since they cant pay to keep an eviction off of their record. I am going to the property today. Any advice?

@Robbie Eddington let me know when you guys get that coffee maybe I can join. I am currently considering my next move to be leaving the single family arena and going to the multi. Not sure if I am ready to go big or small just yet

@Luke Neubauer, thanks, this is so crazy that right before he was late for the first time I was reading posts about eviction and I thought to myself I sure am glad over the years I have never had to deal with that, but maybe I should wise up on the subject

@Fredie Robinson, thank you, I will check it out.  This is just opinion question to anybody in the discussion, I believe this guy will pay but he is going to be late every month.  I completley had this house remodled last year in October and it still looks brand new. He keeps the place really clean.  Is this something to consider.

@Dan Close is the 7 day notice a specific document or just a hand written letter.  How late does a tenant have to be before I send out a 7 day notice?
