Any advice for first time eviction in Louisville KY.

I ha e a tenant that has been great for the last 6 months but has been getting later and later. Last month he told me a bought a new car and they auto deduct his payment and they took it out early so now he is off. He offered partial payment and I made him sign an agreement stating that I will take this one time only partial payment. He got himself caught up on the date he said. Then he was on time the following month. Now he is late again and he guaranteed he was going to pay yesterday and did not.

I can see where this is going and i want to get prepared any advice
