All i have heard about is the conversation about you can't evict for non payment because of covid-19, but what about at the end of the lease and i was to give them 30 days notice. So eventhough they are not current and i wanted them to leave what would happen? If they decided not to leave what would happen?

Well I have been blessed to have the same tenants for almost 5 years now that have been the best. They are now getting ready to purchase a home so now I need go through the screening process again.  I am sure things have changed since I did it last.  Any suggestions?

I have a tenant that is 2 months behind as soon as tomorrow and i have issued a 7 day Pay or Quit letter. I have not heard from him so my question is do i still have to give a 48 hour notice before i can go over to the property?

I tried offering that to him last month and he thought about it, but he says he absolutely has no place to go.  I would like to see him get back on his feet, but his work is so up in the air when he gets paid.

The property is in Jefferson Co.  He did finally pay but here it is the 18th of the month and we are in the same boat again.  I don't know if this makes a difference or not but his year lease is up in Sept.  I do think he is going to pay for this month I hope.  Is there any advantage of waiting till the lease is up and then just give him 30 days to vacate the property
