Good morning all, I am building my REI team and had a question (more like a thousand questions but anyway, haha). I would like to work with a realtor here in Delaware to locate my first investment property. I know when usually dealing with a realtor, the property you may find is on the MLS. I feel that may be a lot of competition so I'd like to explore other avenues such as wholesalers for example. My question is, would I realtor be able and or willing to put that deal together for me or would that want to solely stick to "listed" properties?

Thanks for the info. Really what I'm looking to do is have funds for a down payment on an investment property but also need to factor in rehab costs. Does hard/private money lenders lends for the property and the rehab costs?

Hello,
New investor question. I am looking to purchase a fix and flip here in Delaware (Newcastle County). I'm planning on getting a HELOC but my question is what should those funds go to? Should I used the funds for a down payment on the investment property and finance the repairs from another loan OR use the HELOC to pay for the rehab?

James Masotti Good morning James and thank you for the response. To be very honest this is my first deal and I wanted to over estimate the repair cost. The repairs could very well be a fraction of that cost, its mostly cosmetic in my opinion. If you would like to view the property to let me know what you think it would cost to fix up and see if you would be interested I am very open to that. Since this is an area you are familiar with, I appreciate your two cents (lol). Talk soon and thanks again for the response.

Good afternoon! My teacher always said "there's no such thing as a dumb question" but, I have a dumb question. As a Delaware (New Castle County) wholesaler, are you able to advertise property that you have under contract on a FSBO site such as Zillow and places like that?
