HELOC and then what...?

Hello,
New investor question. I am looking to purchase a fix and flip here in Delaware (Newcastle County). I'm planning on getting a HELOC but my question is what should those funds go to? Should I used the funds for a down payment on the investment property and finance the repairs from another loan OR use the HELOC to pay for the rehab?

Lot of questions I'd have concerning using a HELOC for investment. RE Investment is an advanced speculative investment strategy, are you comfortable using the equity in your home?

I do find a HELOC appropriate for my business, but generally as a way to fund purchase of a property that I know I'm going to refinance for rental, or turn quickly.
