@Kevin Lin thank you for your concern! Since all the roommates are under one leasing agreement they were forced to either accept the new tenant or pay the remaining rent amount themselves. Luckily, all it took was an open conversation between the previous tenants and the new one in order for them to feel comfortable with their new living conditions.

Hello Bigger pockets!

I have a single family home that is being rented by four tenants (roommates). A month ago I received a notice indicating that one of my tenants have found a replacement to take over their lease (allowed by our leasing agreement). The new tenant has been approved and was scheduled to move in this month, but the remaining tenants are refusing to let this individual move in due to fear of COVID 19. What would be the appropriate move here as a landlord considering the previous tenant has left and was responsible for a portion of the overall rent? In this current state of health concerns surrounding COVID 19 I am not sure how to approach this issue.
