@Patti Robertson, I do not know much of the history of Bell diamond townhomes. It looks like the ones off of bainbridge are getting rehabbed, but I know nothing more. Liberty and walker ave are going to be the two worse streets in that area so I am not surprised at all about your tenants claims. Make sure she calls 911 with these issues when they are occurring and not the property manager. On a positive note, they Bell Diamond apartments right across the street from Liberty are under new ownership. All of the units are getting rehabbed and security \ video servalance is in place so hopefully that will clean up the area somewhat. If you have any other questions feel free to message me.

@Kenny Rains in general campostella heights is nice, but seems a little overpriced for me. Also  a few streets over by the shipyard arnt too bad, such as Bellamy, hough, Hardy and poplar. If you have any questions about a specific house or street just shoot me a message.

I do not own a property in Berkeley, but that has been my area of patrol for 3 years now. Let me know if you have any questions. There are definitely nicer sections than others.

I had an idea that I'm not finding very much information about. I was wondering if anyone has built a multi family and lived in one unit after construction was completed? This seems like it would be a good way to house hack if your market allows it. I already have connections with a builder but have a few questions.

- Can I use an FHA loan since it will be a 2-4 unit and I will live in the property once completed?

- Can the land expense be wrapped into the FHA loan, or would I have to get a second loan to finance the land?

- If FHA does not allow building loans, is there another type of loan I could get with low money down?

- What would you suggest I build a duplex or 4 unit, 2/1, 3/2?

- Has anyone already done this strategy and would they suggest doing it?

I would check with the condo association and just verify that they are ok with you renting out the slip. I would hope so, but you never know what type of limitations an association may assign.

It sounds like you may want to put the house back on the market. It's summer now and the market is heating up. It sounds to me like selling the house, even if you break even, would solve all of your problems.

I'm looking for an investor friendly agent in the Virginia, Hampton Roads area. I would prefer someone with some rentals of their own, but a good understanding of the rental market will do. My focus is Norfolk, but I'm interested in the surrounding cities as well. Any suggestions would be great. Thank you!
