Boat slip as an investment

Hello everyone,

This topic was covered back in 2007 but it is very interesting to me. Here in Northern Virginia I can purchase a condo boat slip for around $30,000 for a 35x14 slip which would rent for $3000 a year. Association fees are minimal. What's the general consensus on boat slips.

Could you get a boat and rent it for more? People here have turned to boats as an alternative to crazy high rent and some even use it as Air BnB
