Do a quick search in the message boards here.  That question is a common one, and there are all sorts of ideas on how to go about doing this.  A big part of the decision in how to find/market for properties is what works for YOU.  You can send mail, but that costs money.  You can D4D, but that doesn't scale very well.  You can do a lot of cold calling, which many people aren't comfortable doing.  You can send texts or RVM (ringless voicemail), neither of which I personally care for.  You can setup a website.  There are all sorts of options.

Do your research.  Find out what all the options are, and which ones you think will work for you, your personality, your budget, and how much time you want to put into it.

You need a better assignment contract. Mine requires the full assignment fee as the buyer's EMD. If they default, they lose their deposit. There's no incentive at that point for the buyer to go around you because he's going to pay the fee either way.

You turn over all of the contracts, including the assignment contract, to the title company.  Then just let them do their thing.  Of course, it doesn't hurt to follow up with them to make sure they're doing things in a timely manner.

There's all sorts of advice that you will find.  What's most important to one person is different for another person.  But if you're just ramping up, you really need to get a good understanding of the process from start to finish.  Once you have that, start asking questions for those areas that you are uncertain about.

To learn, listen to podcasts, watch YouTube videos, and read.  I recommend the book, "If you can't wholesaler after this... I've got nothing for you."  It's an easy read and fairly comprehensive.

I find it depends on the investor.  Some are willing to pay less and some more, depending on their strategy.  If you want an accurate number, get to know your buyers.  The formula, however, is still valid for getting a relatively good number - at least to start with.

I still have a supply of postcards to send out, but I don't seem to get any traction from them.  I also don't use RVM or texts, though someone I recently met with said he responded to someone who sent him a text.  Interestingly, he looked me up and called me as well.

I'm not overly active these days, but I still get calls from my website and generally staying active.  I feel like I'm building momentum that way.

Yes, you can.  But you don't want to. 

It's too easy to find actual buyers.  Why add another middle man?

Get active in your local investor community.  Look for meetups and attend as many as you can.  They will almost certainly be virtual, which does present challenges, but it's worth the effort.

If you want to know what it is, go get the book, "If you can't wholesale after this... I've got nothing for you."  It's an easy read and a pretty good explanation of the entire process.  There are also countless YouTube videos, podcasts, etc., that will help you learn what it's all about.   Waaaaaaay more than anyone could post on a single message board post.
