Hey Dustin!
The forums can be a great place to meet folks in similar boats to you, I'd also recommend checking to see if there's any in-person meet ups for your area as that can be a wonderful way to connect with others local to your region. Here's where you can find events posted on the forums up in the top right corner of the screen. You might also try sites like meetup for those!

Not in GA specifically but we here at biggerpockets have @Garrett Brown who is specifically here for STR questions and content, so if STR community and tips is what you're looking for I definitely recommend giving him a follow to keep up to date on what folks are saying about STRs on the BP forums!

Wowza! That's a lot of money to let something fall into disrepair! Please let us know if anything happens with it - my first thought, of course, is if seller financing is an option since they clearly have no business operating it maybe they would be comfortable just taking a monthly payment with no additional work on their end. In a similar but smaller scale situation I had my real estate attorney reach out to the law firm listed as the LLC's representative (this was for a single unit not whole buildings) and it turned out the owner was letting their kid live there and didn't have interest in selling for that reason but I felt it was worth the try

Would love to hear folks answer to this! I'm working on a live and flip right now and besides living in dust and having to take it slow due to cash constraints haven't had any major challenges yet!

Got it! Okay then you're in a really great place, if you had 250k of consumer debt that would change the focus a little!

You have 4 kids, and it seems like with your income you have a steady high-paying full-time job, correct? Have you thought about what your particular goals are when it comes to investing in real estate? Is it generational wealth, or potential cashflow, or diversifying your retirement? 

Have you ever listened to Finance Friday on the BiggerPockets Money podcast? It's not all about real estate, but is about personal finance and obviously being BiggerPockets, real estate investing comes up often. This is the first episode I thought of for you, probably because they have 4 kids and so do you, ha! Welcome @Nate Quinn ! I wanted to provide you a few good places to start

1. Look for the topics that catch your eye in the forums, when you think of a few you're interested in, hit the "follow" button to keep up to date on what is going on in those specific forums.

2. Set up Keyword alerts, since you're in Santa Barbara you can set up an alert for "Santa Barbara" or "Southern California" or "beach" to be alerted when someone posts on the forums that may be relevant or interesting to you! 

3. Test drive the tech products - part of the BP pro membership is access to our amazing tools like Market Finder, Deal Finder, Rental Calculators, etc. But some of these tools are also available to test as a free member. Learn how they work now so when the opportunity presents itself, you're ready and know what is available and how to use them

4. Check the in person events and meetups in your local area, our online community is full of knowledge and folks willing to share and still nothing replaces the opportunity to interact IRL, you never know who you will meet and where that can take you on your REI journey.
