@Dave Van Horn thanks so much for the great insight!  Taxes vary so much in Delco it's crazy!  I like Micozzi I used them when I lived in Drexel Hill years ago.  I will definately keep them in mind.  Thanks so much again!  Your insights are invaluable.

@Dave Van Horn wow sounds like Collingdale could be a pretty good investment.  I am really interested in either a duplex or a triplex to start.  Do you have any particular system for getting good tenants?  Also, are there any other areas in Delco that you would consider good cash on cash return.  I've been doing a lot of research and crunching numbers.  I had an appointment this week to look at 2 potential turnkey properties with long term tenants, but the realtor flaked on me, so it never happened. It seems that you really have a great grasp of the process and how it works in this area.  Thank you so much for reaching out to me and answering my questions.  I really appreciate it.

@Stephen Spradley Sound like you have a great plan for your future.  As far as recommendations go, reach out to some local real estate investors through this site and see if they will meet you for some coffee and get their advise on the particular area you are interested in investing in.  Go to some local networking events or real estate meetups.  Also, practice practice practice.  This site has great calculators and just start out with realtor.com or redfin.com and look at some properties you might be interested in and do the math.  The more you practice the easier it will get.  Also go look at some properties.  You don't have to tell the realtor your practicing.  But you do need to practice for when you are ready to make a deal.  I hope this helps and good luck.

Thanks @Dave Van Horn In your experience, what is the cash on cash return for duplexes and triplexes in the area?  I was looking at 2 properties that are turnkey investments, and they seem to be profitable.  It looks like the properties are selling at a low enough price and the rents are comparable to other higher property value areas such as Ridley and Holmes.  What is your take on this?

@Michael James  I hear ya.  It was busy over there tonight.  I work in the pharmacy, which is right down the hall from crisis.  I usually park out back so if you see a little red Mercedes that's me!!!  Maybe we will run into one another at the hospital one night.
