He is going through a bankruptcy/divorce and would just like to be done with it all, but also sounds like he may be hoping for more than a buyer can offer?

Hi Barry, yes I have. The ARV is $459,000, $5000 in estimated repairs and have not presented and offer just yet. I've been staying in contact going over details and It seems the seller now is waiting for a magic number he has set in his head that he needs. He may want too much, we'll see. This may be a property that since there is not a whole lot of repairs needed, would be better off going through an agent if that is the case. Hopefully not, but that is the vibe I am getting.

Hello BP members! This is my first wholesale transaction. I live in Idaho but my seller (residential home) lives in Lakewood, Washington and isn't in a huge hurry to sell and will wait for me to get my 'shtuff' together. :-) I basically need someone to hold my hand and walk me through the process to make sure I have all my t's crossed and my i's dotted. Right now I am looking for a wholesale friendly title company to handle the contract/papers and then searching for an interested buyer. Anyone willing to help a newbie make her first deal?  I have a lot to learn and so looking forward to it, thanks so much!

Needing to know where I can get these wholesaler forms/contracts and if anyone got them either free or reasonably priced? Also was wondering if anyone from Idaho had to take them in to a real estate lawyer to tailor them to our state laws and if you did, how much did it cost? Looking for a good lawyer reference for this in north idaho area as well. I am starting out and really appreciate the info.

Has anyone had to fill out a public records request form (Idaho code 74-102) to be able to view lists of tax lien properties? If so, has anyone been denied or granted access? Reasons for both? Thanks!

Hello fellow investors! I would like to introduce myself and hopefully make some great connections! My name is Leanna Gaydeski, my friends and family call me Nan. I moved to Priest River Idaho 3 years ago where my husband and I decided to retire to this gorgeous neck of the woods. Our previous stomping grounds for many years was Forks, WA. I have always wanted to get into real estate investing, but decided to go the safe route (9-5 job) until now. My interest is in wholesaling properties for now and as I get more knowledgeable and brave move on to other investment strategies. Looking forward to picking everyone's brains. :-) Thanks!
