@Kim Lisa Taylor Just want to verify what you are saying... So crowdfunding isn't necessarily used to get the funds for the deal it's used to find an investor that will more or less take lead/ownership of the deal?

Wow great info from everyone! Love how many knowledgeable people there are willing to share advice. 

I wonder if soon crowdfunding will be the main way since social media and the internet is such a normal part of everyone's routine now.

@James Barnhart smart! How do you approach the mailmen to ask to bird dog? 

I printed flyers and I know a lot of the garbage men get lunch at DQ so I'm thinking figuring out there lunch time and just handing them out there !

When you are submitting your offers are you meaning you submit them from the MLS? Or to FSBOS?

Thank you for all this info! When you say give them 5% of the deal.. Im assuming you mean private lender does that mean 5% of your monthly cash flow?

Wow thats great! I've been seeing so many people say different things about mailing.. Most say it no longer yields results like it used to so its awesome you're making it work!

Thats awesome @Cody Dover , I needed to read this! I've made one deal at 20 Y/O but haven't since then... When you say make offers I'm assuming you mean to Properties on the MLS... Is that right?

Awesome your first deal was a multiunit!

Hey guys! I know this is just my silly excuse but this has become my biggest obstacle! 

I'm 20 years old and a women. It seems like women aren't taken as serious in business as men ON TOP OF that im only 20! -_- I've made wholesale deals, and have made 1 owner finance deal. but my fear is still speaking with the homeowners because I think they will just laugh. When really i know i can do this business because I have already 

Any advice to getting more confident? 
I attend a couple REI meetings as well I'm going to start forcing myself to talk with people and get there business cards etc etc

But how can i get over the fact of being scared/ timid to talk with homeowners?

Probably a very silly post but i just can't seem to shake it! I have a website that is getting a couple leads here and am going to force myself to hand out bird dog flyers to mailmen/ trashmen but even with that I'm scared they will think "yeah right YOU can buy houses?"

That's awesome! I've seen people say they have been talking with mailmen/garbage men to send them leads for a referral fee! Gonna print flyers for this week
