Haven't contacted another PM yet. She isn't paying her whole rent and utilities. At this point, my PM is not accepting any payment that is not in full so he can start eviction on 3/2. This is my first experience with a PM so I'm curious if this is a renter quality issue (I have a 4/1 SFH) or PM management issue. Just trying to get some perspective from others' experiences.

I have a SFH in Cleveland (west side) and it's currently managed by PM and I'm not happy with it. He oversaw the renovation and I went without a tenant for 5-6 months and since tenant moved in October, I haven't saw any payout for cash flow since she isn't paying her full rent (utilities too). I don't know if it's the PM issue or location issue. I know in the next few years the area will get better but in the meantime I'm paying the mortgage and not seeing any income and it's getting frustrating...

Hi Ruben, I bought my first investment in Cleveland back in June and working at getting a PM in place. I have a section 8 tenant I'll probably be evicting (fun times). Also trying to buy one more property there by end of year. Could you share the PM you are looking at working with? I haven't even been to Cleveland and trying to get out there soon as well. I was told it's for primary but people have a work around that. I haven't called yet because I'm not a member (but would be to get that financing!). I wanted to see if anyone has actually done that financing. I might be stuck with 10% down claiming a second home....

I'm looking at how to finance my second investment property ASAP with no money out of pocket. I was told people are using Navy Fed to 100% finance a second home. Any tips/tricks or contacts? I'm looking in Cleveland Ohio but open to other markets at $100k or less for single family!

@Brandon Sturgill yes they are month-to-month. I'll contact a local attorney to take a look at the lease I draft up to make sure I'm compliant.
