Good morning everyone! I'm closing on my first rental in 2 weeks. It's located in Cleveland and I downloaded the tenant agreement package from BP. I was wondering if anyone could share their rental agreement with me. I am self-managing and will be using cozy.co for communication from tenants. They are section 8 and I'm inheriting them from previous owner. Thanks so much for any insight on putting together these forms!

I am using a lender that is local in SD and I have used professionally before. His name is Joel Berman with Synergy One Lending.

I'm excited to share that finally I am in contract for my first rental property! Duplex in Cleveland OH! Having the inspection tomorrow and probably won't see the place in person until after closing... eek! I am OOS investor in San Diego. Any tips for this newbie?!

Happy Thursday! I'm getting really serious on my first investment purchase! Got preapproved and now working with a real estate agent. I want to also analyze my own deals and this was one of my first in Cleveland. Would love feedback on my analysis!

I work for HomeSmart Realty West. Low fees and they don't take a % of your commission like many brokers do. Great for PT agents. They have lots of training for new agents too.

Hi all! I'm looking for a handyman and possibly a contractor to do some work on a couple of rentals my mother-in-law has in Victorville. Specifically we are dealing with a bathroom remodel with possible water damage and some flooring.
