Thank you for your reply. So it's whatever money I put in, even though I pull it back out at refinance?

I'm a newbie, in the middle of my first Brrrr deal. For depreciation calculation for tax savings on the rental income, what is the number that is used?

Is it based off of the appraisal by the refinance?

Or is it the money that I put in the deal originally from buy and rehab?

I am trying to find the owner of a property in NJ. It was purchased by an LLC in PA. The sec of state shows only the name of the LLC and address.

The township in NJ told me they are behind in their taxes, but they had no info other than the same address.

When I Google that address, any phone number associated is either disconnected or rings with no answer.

I recently purchased the next door property and would like to see if I can buy that one, too. Also, the well on my property is connected to theirs.

Any ideas how I can find the owner?

Thank you in advance!

Will do. Thank you for your help!

Thank you for your help!

Is this the one you used?

Quote from @Jeff Moore:

Hi Lea I used Bob Monsoon for survey in Burlington county.  Yes it will hold you up a little.  Engineer can't design septic without a survey.  They will also need to know where the well is so if well head is below ground you will need to find it or call a well company to locate it.  I would contact the engineer you are using asap bc they can come dig test pit while they are waiting for survey

Thank you for that! I'm new to all this, so not familiar with the terminology. Engineer is from the septic company? They already did the dig test, soil log, and after that they told me that I need the survey to submit the plans to the township. The well head is sticking out above ground (I think? There's something above ground that contractor said must be the well head.)

How long does the survey process take?

Replacing septic system on property in Pemberton Twp in Burlington County, NJ.

Septic company told me township requires a survey for the property.

Is there a way to find an old survey done on the property? Or do I need a new one?

Any recommendations for who to use? And how long does the process take - will it hold up the septic installation for some time?

First flip in Freehold, NJ. Took longer than expected, faced hesitation from buyers as we listed in April 2020 (early pandemic days), but ended up receiving multiple offers and sold above ask! Formed great local connections along the way.

 Hi Krista,

I'm looking to brrr in Monmouth county. Do you know any investor-friendly agents who can help me find a property there?

Thanks!

@Osama Syed, at the beginning I was at the property every weekend. However, because I now have a group of handymen, electricians, plumbers etc, on my roster on whom to call, I am there maybe once a month sometimes once every two months. Now a days, if a problem arises I just call on someone who is available have them go over give me an estimate and if I agree on the price I let them do the work. I started just buying the first couple properties, than I bought my first BRRRR and now that I know that the BRRRR works I intend to keep repeating the BRRRR. Like I told you in my previous post, South Jersey is your best bet because you can still find deals. Look for towns that are high rentals and that have big companies nearby where these local tenants go to work. If there is a high demand for rentals and you have big companies supplying the job force than the area is a great area to invest in.

Hi Sarah,

I'm looking to brrr in south jersey. Any agents or leads you can recommend to find deals?

What is it exactly that you are looking for? Is it a specific type of property, or are you looking to earn a specific ROI? I am assuming you are looking for something to buy and hold. Have you spoken to any lenders yet? If not, I would be happy to connect you with some financing professionals that have served myself and my clients well in the past. Having your funding in order initially is arguably more important than the deal itself!

I can help you find your first property here in SJ, I would just need a better idea of what you are looking for so I can make the connection as different opportunities come across my plate. Feel free to send me a message on here or on Instagram @justinknowsrealestate, I am looking forward to connecting with you to see how I can assist!

Hello,

I came across this post. I'm looking to invest in South/Central Jersey. I would like a property that needs rehab so I can bring it up in value. Some areas that I would do are Cherry Hill, Mt Laurel, Mt Holly, Little Egg Harbor...

Do you have connections to distressed properties in these areas?
