I really don't have anything to add just how appreciative of this site and all the great information and sharing of knowledge.  I am living in my rehab and doing what I can on my own but hiring out most of it.

I know it is different for all but for me it is better to keep a good tenant longer than to raise the rent by 30 a month.  It's not worth it for me to try to find another tenant for a couple hundred dollars.  I just extended a six month lease for great tenants instead of raising rates. (I am also managing long-distance so it really is easier for me just to have people stay then work on finding other new tenants who may or may not be as good as the ones that are currently in there.)

Hi Bryne,

I don't know the answer to your original question but it sounds like getting the title insurance is the safer bet.  I am interested in purchasing a house through a treasury auction. I will be long distance so I will have to send my bid in... Just wondering about your entire experience if you would be willing to share. I understand that it is still unfolding but surprisingly I haven't found much on this topic at BP.

Welcome Thomas! You've gotten a lot of great information on here.  I think it comes down to your goals and what you will do to reach them.  I agree with Morgan when she said, "Why would you let someone else's fear stop you?"  People do many things out of fear or lack of understanding.   It's hard when you have student loans (at least the interest rate is low) but what are you going to do to change it?  It doesn't sound like you want to keep them for another 15 years... It may come down to you making a pro and con list.  Best of luck to you.

I'm also interested in this down the road.  Are there certain companies that have "self-directed" IRAs or is it held more in a bank account in a business name? I currently have a roth and traditional at Vanguard.
