Hi Rebecca, my family lives in Richmond and I am looking there for my next investment. I agree with the others and doing a HELOC now makes sense--- especially with the current interest rates! Good Luck!!

Alaska is pretty great but I think you will enjoy Portland.  There is so much for families.  It's one of my favorite places to visit.  Good Luck!

Hi Brian,

I have a rental in Ashburn.  It was an "accidental rental" it cash flows a little but not to the extent that I'm looking for now.  Ashburn is a great area; I think it is better for flipping than cash flow though.  I will likely move back tot he house so it will be worth it to hold on.  Ironically, I would have cash flowed more with a condo than my end town home even though I bought below retail.  I am looking in Fredericksburg and Richmond.  There also appears to be potential still in NoVa.  Feel free to PM me.  Good luck!

What is the typical cost of doing this?  I have a reno I''m doing that has a big cast iron pipe.  I didn't factor in changing to PVC...
