My awesome new platform business and some naive questions

Hello everyone! My name's Callen and I'm super excited to be part of this awesome network of people. I'm 19 years old and live in Fairbanks, Alaska but just recently opened my business in Salt Lake, Utah. We are called The Resource Brothers LLC and plan to work on both ends of the market: buying foreclosures, rehabs, finding specific investments for our clients and everything in between! I'm super excited to start on this journey because of all the other plans and ideas I have in store. If anyone here is interested in grassroots humanitarian efforts HERE IN THE U.S. and hopefully elsewhere in the future, send me a message and we can discuss what I have going on. Any and all advice is very appreciated:) Perhaps check out my website and give criticism?

My question is this:

Lets assume I have a property under contract with a 60 day due diligence period and within those 60 days, I'm unable to either provide sufficient funds or find someone to assign the contract to, what happens? Are there any repercussions, lawsuits that can occur?  Also, after the initial contract has been written up, it's still okay to negotiate, right? I'm sure these are no brainers for you all but I just want to make sure!!
