With the extra time on my hands, I think I should review the insurance on my two rentals. Any advice/companies? Right now I have one with USAA and the other with Traveler's. I would like for them to be together and was also thinking about umbrella insurance as well.  TIA

I use Cozy for my self-managed rental. It works well and the tenants can communicate directly there as well. I like that I don't have to give out my personal information. It was also great during the application process and finding a tenant. I have no complaints.

Hello Everyone,

I could certainly benefit from the advice of the hive.  I have a property in Alaska that I used to live in and became a rental.  I currently am living on the east coast...I have been using my emergency fund to cover the mortgage but it has been vacant for almost a year now. For whatever reason, I am having difficulty taking action.  Every month it is ~1400 to cover the mortgage.  I have been doing it but it's put a huge strain on me and I don't know how much longer I can continue.  I had an issue with the roof so just replaced it to the tune of 25k (yes-- that was the price and the going rate in the area).  So now, I don't know what my next step should be.  I will have to put another 10k or so to have it ready to go on the market.  I'm struggling to come up with the funds.  I feel stuck.  I know that I need to get rid of the property because it is draining me but am having a difficult time coming up with the next step.  Has anyone else gone through something similar?  What should I do next?  I have this property and two others (my personal residence which needs work and another cash flowing rental).  --- Thanks in advance...

Hello-

I am looking for someone to help organize and manage contractors in order to get my property rent ready.  This would be great experience for someone looking to gain more experience with rental properties.  Must be in Fairbanks/North Pole area.  I am not local and need "boots on the ground,"  We can discuss specifics with compensation once there is a good fit.

I have a duplex that is rented out in Fairbanks.  I pay for the oil, water and sewer.  It cash flows great for me.  Fairbanks is getting the F-35s in a couple of years and the inventory is currently not present for it.  Even so, I'm debating whether to just sell and move on or keep the income.

I had a difficult time with contractors up there.  If you get to that point and want to know who NOT to work with let me know.
