There are many great towns all around Austin that seem to be more landlord friendly.
The requirements to evict seem to be more challenging in the city than in the suburbs around Austin. The reduction of police budget by 1/3 wouldn't make me feel any investment in the city of Austin is properly protected. I know the City of Dallas has enough challenges responding to 911 calls without cutting the budget. Which is why I stopped purchasing rentals in Dallas. I can't imagine what it would be like cutting the budget by $150 million.

3) Austin is a great market. Lots of strong employment growth. The local politics make Austin proper less attractive to landlords. You may want to visit with a local agent to pick out a better suburb of Austin.  San Antonio is a more service industry marketplace with strong tenant demand and lower price points. Personally, I like Dallas Fort Worth. It also has a strong employment growth. With a great diversity of industries. I can recommend solid agents for each market place if you need referrals.

Hi all. First-time investor here looking at single family homes and small multi-family in Vegas for buy and hold. I'm based out of state and interested in getting into Vegas during the potential downturn, as I'm bullish on the market long term once tourism returns.

What areas in Vegas do you invest in and why? 

What impacts have you seen during covid and do you share my long-term optimism on the market?

Hi BP community. My partner and I are looking into new construction neighborhoods in Austin, TX for single family homes to buy and hold as rental properties. We're investing out of state and find new construction attractive due to the low maintenance required, home warranties, and the likelihood that we could manage the property ourselves (vs. paying a prop management company). It also seems that we may be able to get better deals from working with builders' lenders, but I haven't verified this yet. The main con of new construction seems to be that appreciation may be slower, especially in the first few years as other new properties come online next door.  

Does anyone have experience with this? What are the advantages and disadvantages? 

What developments and/or builders would you recommend? I'm primarily looking at new communities in Lakeway and the North Austin suburbs (e.g., Round Rock, Pflugerville, Cedar Park, Leander) due to the good schools and not-too-bad commutes to downtown.
