@Joshua Myers thank you for your honest reply!  This is exactly what I feared would be the case. It’s almost impossible for people who are rockstars to have a team underneath them that are just as great and give you the attention you need/deserve. 

I’m glad to hear you were able to find someone through bigger pockets and have things go well. It’s tough starting out without knowing too many people personally who invest and going on BP having to trust a stranger on the internet. I know we are all trying to work towards similar goals but you always need to watch out. Your post just motivates me to continue working on connections through BP!  Thanks again. 

@Joshua Myers was this matter ever resolved?  I am looking at working with the Short Term Shop as well and see raving reviews everywhere, but it seems too good to be true.  I'd like to know if you went through with a purchase with them and how it is going.

@John Mausteller do you have long term, or short term rentals that you are managing?  7 hours is almost the same as being out of state but nice if you need to handle something yourself.

I'm interested in hearing about how your 2 properties have performed since you purchased them.  Have you bought any others?  If things are going well what was your method in finding a good local team for your investment?  How long did it take to find them?

Previous tenant trashed the place, looking for a good flooring person to get a second opinion on if I can finish the hardwoods or not. Would like to avoid ripping out the hardwoods if possible.

I am considering installing an IKEA kitchen in my rental unit.  I am currently living out of the country so I will not be able to do any work myself and will have to hire out all of the work.  Has anyone directly used IKEA or a had a subcontractor install an IKEA kitchen?  How did the whole process go?  Was the subcontractor able to help with most of the coordination in addition to the install?  Just looking for some general help!

I have a rental property which needs an almost full rehab due to the previous tenant destroying the property.  I am planning on installing laminate countertops but have a contractor I may want to work with stating he will only do granite.  Does anyone know of a good contractor in the Atlanta area who will do a kitchen renovation (will most likely need new everything, cabinets, appliances, countertops, etc.) and listen to my wants/needs?

Also, does anyone have a recommendation on a flooring person?  I'd like to keep the hardwood floors already in the property if possible but of course I am getting quotes to replace the whole floor.  

FYI - I am currently living out of the country so I will be unable to meet these companies/individuals myself, which throws another level of complexity in there...

New investor here. I was hoping to do a BRRRR on a property but after getting repair estimates and looking at the comps in the area I am wondering if it makes more sense to go turnkey.

Home details:

SFH approx. 700 sqft. 2/1 bath (Hot area in my city where many investors are already flipping houses)

Purchase price: $47,000

Rehab estimate: $38,000 - $50,000  (House has been abandoned for some time, needs new everything, roof, plumbing, electrical, mold remediation, the list goes on)

Total investment: $85,000 - $ 97,000 (I know this is a large range however its my first time and I haven't gotten back all of the estimates for work)

Comps in the area approximately average $110,000 - $115,000 a few months ago but now in the midst of COVID-19 are selling for approximately $100,000.

Seems like if there are flipped properties available for $100k I should take out a traditional mortgage and invest $25,000 down payment and save myself the headache of rehab and trying to refinance for about the same price, am I missing something or are my assumptions right?
