Hi all!

A multi-unit property was purchased for $140k.  The estimated value  now (roughly) is $200K.  Couple is divorcing, husband wants to keep the property; wants ex-wife's name off of property/loan. 

What is the best course of action?  He can't 'buy her out' as he does not have that much cash liquid. The balanced owed on the property is about 97K.  She put a portion of the down payment (15K)...and of course there is a little equity... Lastly, the property is in PA. 

All suggestions will be greatly appreciated! 

Having a difficult time understanding the in's and out's of SELLING a property to a son/daughter. 

If I hold a property in an LLC (sole proprietor) can it be sold to an LLC that my son is the sole proprietor of? Fair market value?

If I can sell him a car, why not a property?

I need the real story on vacation rentals on The Big Island, HI...specifically the Kona area. What are the cleaning and management costs? What are the pitfalls that I may not be aware of?

Does a 1 bedroom get as much traction as a two bedroom?

What's the deal with 'land lease'...should we steer clear? It seems common.

Any and all advice would be appreciated!!!!!

Okay, so I have a property that I want to renovate.  I'm going to need about 60k-70k.  I have two other properties with no mortgage that are cash flowing nicely.   At this time, what is my best option for getting the cash I need?

A property owner has offered to sell a home to a friend in Colorado.  The home has a septic system and water catchment(?).   I have zero experience with such properties and would like to know what type of inspections need to happen.  I know that the septic was replaced...but not sure about the leach field (I actually don't know what that is...).  

I typically buy/sell in urban areas where there's a sewer system and public water, so I need resources/referrals for this situation.

I'm going to cut to the chase: a so-called "contractor" had his employees do some work in one of my rental units. The worker poured grout/mortar water into the tub. Needless to say, two weeks later when the tenants move in, the tub isn't draining.

I need to know what actions I can take against this guy.
