@David D'Errico I've noticed Smoketown getting a lot of attention as well and it seems to still have high crime, but some of the flips there are beautiful inside. 

@David D'Errico I've seen Shelby Park listed by a few people, is the area starting to improve? I lived close to the area, 1st & Oak/Ormsby, my first year of college and had a few predominately poor friends that grew up there and I remember it being kind of rough. I wouldn't mind investing in the area if it's starting to improve, but I'm worried about the crime rate around there. 

I'd love to see pictures once you're finished @Micah Mcarthur! I haven't bought my first REI property yet, but I've considered starting with a cheap flip to see how it goes. To be honest I'd be scared to take on a house in that condition, mostly because I'm inexperienced haha, but I'd like to know how it turns out out for you! Good luck!

Hi, all!

I'm Lauren from Louisville, KY. I've been a "lurker" on the site for a couple years now, but have recently started to get serious about my REI education and am interested in buying a SFH rental to start out with. I work in IT currently, but the goal is to one day have enough cash flow to do real estate full-time as IMO it's much more exciting. I'm interested in finding an experienced mentor that can help me on my journey and teach me a few things about the local market, which is why I plan on visiting some of the local meet-ups soon. I hope to keep you all updated on my progress in the future because I don't want to become another person who talks about REI but never follows through!
