I agree. I can't wait until we have a tech boom here. Most of our IT jobs here are in healthcare, and they’re not the most progressive companies..

I’m looking for a reputable inspector/contractor to walk properties with me. I’m a new investor and not yet knowledgeable on looking at a property and knowing of the bat what needs to be replaced and how much that will cost. I know that this is something I will be able to do once I’m more experienced, but for now I’d love to have someone to come along with me.

@Kevin Hart I have wholesalers sending me deals, just haven't pursued anything. I have recommendations for contractors, but I'm unsure of how good they are. The main thing would be a hard money lender.

I need advice for getting started with little cash. I'm in Louisville, KY and I want to do a fix and flip but I only have access to $5-10k cash and about $35k in available credit. Where should I start? I've read books, listened to the podcasts and webinars, and read the forums. Is it possible to do this with barely any cash, or should I keep saving? My plan is to do a few cheap flips until I have enough capital to do the BRRRR method.

@Eric Adobo I agree with that. I'm inexperienced, but I'm willing to learn new skills lol.
