I'm a Broker Associate here in South Florida. I'm looking to create partnerships with other investors for investment deals and also offer my brokerage services to anyone that needs.  15yrs experience and a list of references.

I'm experienced in locating, acquiring, handling the full remodel and placing tenants in investment properties or listing and re-selling.   Business and Marketing background/education.

@Albert D. this situation is why I recommend buyers be represented by an experienced Buyers Agent. Regardless, I agree with others above, don't agree to dispersing of your deposit until closing.  Once you pull your inspection contingency either by it expiring or signing a release of the contingency, you are at risk of losing your deposit if you fail to close.  Don't rely on a financing contingency to back out. The seller could dispute that you did not close in good faith and win your deposit after all. So stick with the timeframe of your inspection period.   Myself personally in my deals and my clients, If we don't get what we want under our terms that serve best for the investment value with as little risk as possible...it's not a deal. Most sellers don't want to lose a buyer, time or effort.

Hi @Kevin Quach I'm here in Palm Beach county as well and have worked with investors throughout my career as a realtor and recently decided to do it myself. I can help you on the realtors side (REO, Auction and Short Sale) properties to you (how to offer, provide market values so you know how to bid etc.) I'm learning the investment side now and have studied a lot! (probably too much studying and not enough action) But I'm now ready. The best learning tool I found (and Ive read, studied courses and watched a ton of videos) was found on Amazing.com (you get a free trial) look up Jason Hartman Real Estate. He goes over in perfect detail how to correctly analyze a property. You'll use this to learn what to offer on properties and to submit to lenders to consider funding you. I learned the most from his course. And it was free.

Great place to connect @Matt Lacher I'm here in South Florida and can send you bank owned and short sale properties. Recently expired listings are a great way to look as well.

I agree with Matt, stay away.  When in doubt..leave it alone if you can't verify. Too many con-artists out there.

Thank you @Jack Butala!  I appreciate the greeting.  It's a really genius idea to have a place where like-minded-goal-driven people can exchange ideas as well and form relationships.
