Hi!  I am curious if the same Team would apply for a Mixed Use property, as for a multi-family unit?

I am reaching out to see what sites you refer to for accurate statistics on a location that you may be considering a purchase in, such as crime rates, local industry, etc.

  • Zillow Rental Manager
    • I use this to collect rent.
    • Free for the landlord
    • Tenant only pays a fee if they use a credit card to pay rent. ACH is free
    • Takes about 5-7 days for the funds to hit your bank account
  • Excel
    • I use an excel spreadsheet to track my check register. You can download a free template online

Other free websites I haven't used.

  • Avail.co
    • This is another free website that I learned about this week listening to a podcast (may have been a BP podcast). I haven't used it and cannot speak to it.
  • Zibo.com
    • This is another free website where you can collect rent electronically and have an interest checking account.
    • I am still looking at this, because not all my tenants pay electronically. 2 like to mail checks. I haven't looked at how to deposit those - I don't like mobile deposits.

There are many free resources to use before you start paying for services. Out of my 4 rentals, I have placed 2 tenants with TurboTenant - one tenant is on year 3 and the other tenant is on year 2. I listed the properties, took some pictures (they weren't the greatest pictures) and had it rented in a week. I was able to recycle the leases upon renewal and didn't pay any commissions for the rental, which is a savings of over $4,000 if you consider the rental commission to be 1 month rent. I highly recommend it.

I am in the process of buying my first property and would like one software that will track everything from purchase price, expenses and repairs, along with rent coming in.  I would also like to be able to upload receipts for work completed, etc. and then be able to put together a comprehensive report with receipts gathered during the year for the accountant.  Would also like to be able to track multiple properties in this way.  Is this a pipe dream, or does this software exist?  Is so, what is it?

Hello!  I have just purchased my first rental property.  Hopefully, the start to many more.  I would like to have an all in one software that will track the expenses and repairs made, as well as rent.  I would like this software to also hold copies of the receipts, etc, and create a package at the end of the year for the accountant.  Even better if you are able to maintain these records separately for each property.  Does this exist?

 Lack of confidence is my biggest hurdle.  This is caused by my lack of knowledge, which I am working on by being a part of this group and also attending Webinars, listening to Podcasts, etc.  I am confident that the more familiar I become, the less hesitant I will be.  I know I have to push myself past the fear or I will never advance.
