Hi @Doug Smith, thanks so much for the response. I will also need land so when its all said and done itll def be over $100K, although I dont plan on it being much more than that if possible. Also, I dont know if ill be able to finance the land with the home or if ill need two different loans.

I think Im gonna be patient though and do more research before jumping in. Im also gonna save for a bigger down payment.

Thanks @Guy Gimenez for the advice and steps I should take. This is great! Ive read about owners agreeing to owner financing, but is it common?

Hi @Eliott Elias. I have never heard of a DSCR. I will have to look that up. I think I should just let the equity grow on my current home though.

Hi @Caleb Brown. I was really hoping to get started sooner rather than later but I think youre right. It best if I allow the equity build in my home. Thanks for the advice.

Hi all. I am interested in investing in short-term rentals but don't think I will qualify for a loan right now. My annual income is around $90,000, my monthly bills add up to about $4000 and I have one mortgage but not enough equity in the home yet.

I am interested in a small container or A-frame home near a vacation area in Texas. The homes I'm looking at are $57,000 - $70,000. I also don't have land yet but want something some and affordable. Can someone please offer advice on home to obtain financing?

Thanks @Chris Merchant! I am currently looking for a book on investing in mobile home parks. Does the book go into the parks themselves too?
