Just finished my 2016 taxes and I have about $30k in passive losses that I have to carryover.  Besides buying better cash flowing properties in the future, are there any other ways to take advantage of passive losses?

Say I think I can get $125/night and average 50% occupancy over a years time.  What should I pay for a property like this?

A rental house I've had for a couple years just came vacant.  I am on the fence whether to re-rent or cash out.  Here are the #s:

$910 gross rent

50% vacancy & expenses

= $455 net ($5460/yr)

- $2100/yr interest expense

= $3360/yr net after debt.  My actual cash flow is much less because I have it on a short amortization and am paying down the mortgage fast.

I could sell today and net after capital gains taxes about $36000.  This means my current RoE is about 9.4%.  I cant say I have anything much better to do with the money today if I sell, but this seems like a pretty low return on my equity.  It will take me ten years to make the money renting that I can make today by selling.  How does this RoE compare to others?

I have an opportunity to buy a distressed property for $10,000 and have a guy who wants to buy it from me on contract / owner financing for $20,000. Would this make a good transaction for my ROTH SDIRA?

I have a loan closing on Thursday. Cash out refi $75k at 4.75% 10 yr fixed 25 yr amort. 75% LTV. I bought the house a couple months ago for $60 + $15 rehab. Local bank. Rates have gone up, i closed a bunch of deals last year at 4.4%.

I was told that I can not provide "services" to my SDIRA like doing repairs to a rental property.  But where do you draw the line?  Can I manage the property?  Can I do the books?  Can I negotiate to buy/sell property?
