Greetings fellow investors.

So I have a question. I own a investment property that is valued at around 800k. I own it free and clear and I'm thinking of selling it. I really don't want to do a 1031 exchange so I'm looking for an alternative.

I was reading online that if you make under $47,025 you do not pay capital gains. I'm trying to figure out if its 47k is after i've deducted all my deductions and losses or is it based on the gross?

Because I paid so little for the property I fear I will be hit with a huge tax bill. My dream would be my available cash to live on for the year and start the process of selling the property. so I stay under the 47k and use the money from the sale on a new rental and flip project. The projects would not be put on the market to rent and sell until Jan 2025 to avoid going over the 47k. 

I've owned the property for 8 years and the rent for the property is 54k annually so I'm hoping with deductions and losses I could get under the 47k. Because of the real estate investment work I do I can take a break and not take any other projects on so my only income for the year would be the 54k from the rent.

Does this sound crazy? if it does than feel free to mock me.

The rents for the property comes to 52K. So if I could use losses to get the numbers below 47K I'm hoping it might work.

Hello, fellow real estate investors!

I'm currently exploring opportunities in tax lien auctions and I'm wondering if there is a website similar to Hubzu or Auction.com that provides comprehensive coverage of tax lien auctions across multiple states in the United States. I'm specifically looking for a platform that offers information and access to tax lien auctions in various markets nationwide.

I understand that tax lien auctions vary by state and can be complex, so having a centralized resource that covers multiple markets would be extremely helpful. It would save me time and effort from having to research and navigate different websites for each state.

Thanks for the reply. It’s a real dilemma to sell. I just feel that the timing is perfect to get the max out of the building right now.

I own a two family in The Hudson Valley. Purchased for 240k with 60k renovations around 7 years ago. One of my tenants wants to buy for 700k. I don’t have mortgage on it. 
it pulls in $4250 a month rent from both units. 
I’m recently divorced and need to secure a monthly income to free me up to concentrate on finding deals. 
I'm thinking of selling and doing a 1031 on a 1 million dollar building then waiting a year and doing a refi to pull the money back out to buy several STR.

Is this a crazy idea?
