I can't say I specifically do at the moment, but I work with some of the top agents in the area. My office alone houses about 500 agents so by doing basic networking I could potentially find a few candidates in a day or 2.

@Martin Cano have you considered just listing on the MLS? I see it all the time where properties are listed as a package but available to be sold individually as well. Sort of a shameless plug, I’m a realtor.

@Scott Steffek that may be perfect I have a seller I'm working with that has a 5/2 2500 sq ft home that are looking to sell quickly in Goodland but I have no buyers in the area and I'm not very familiar with it. It is 90 minutes away from me. If you are interested shoot me a pm and we can discuss further.

Ok thank you @Chris Titcomb. Here is the short version of the story seller stopped paying mortgage in 2012 but property hasn't been foreclosed yet. I checked the recorder of deeds and didn't see mention of foreclosure. I have heard of some scenarios where banks walked away from the property as opposed to paying court and lawyer fees. I was thinking that the contract would protect us if we make an offer and were destined to end up in 3rd position on the title, so to hear that is definitely more comforting.

Today while driving for dollars I came across a property that has no tax bill. Nothing is being mailed to anyone got property taxes and for the past 2 years it has been exempt. Has anyone else ever seen this and what does it mean?
