Hi Katie, 

I agree central Arkansas is a good place to find cash flow. Conway and Bryant/ Benton are harder to cash flow bc they are higher in demand and growing but you might anticipate having greater appreciation there. There are definitely properties that cash flow in LR and NLR, but you have to be careful if you want to avoid high crime areas. I own a couple investment properties and am always looking for clients and myself. I'm happy to discuss further, feel free to message me!

Hi Barry,

Usually a title company can help you with the paperwork/ they have an attorney you can use. This will usually be more cost effective than finding your own RE attorney in my experience. If you need anything else, I'm local in the area and happy to help!

Real Property Management Hometown is based in Benton, but a great team! Full disclosure I'm a Realtor and we are associated with them. They also manage a few of my personal investment properties and I like the statements and help with issues.

Hi Matthew,

I have a local commercial lender who I’ve used and really like. I agree they will require a personal guarantee in my experience. If you ended up not going the commercial loan route, I’ve also used a traditional lender and just gotten a loan for a rental property (has to be under 4 units).  I did this because I got a better rate and could lock it in for 30 years vs the commercial loans that balloon at 3/5 years.

Hi John,

Little Rock rentals can do really well. For example, there are good pockets around the college, UALR. Jacksonville is a little north but has a great tenant base because of the Air Force base there. Additionally, Saline county is close by and is growing at a quicker pace than Little Rock. Best of luck!

Hello,

Does anyone have any tax professionals who also offer consulting advice? I'm looking for someone who knows about real estate investing and can help me get the most tax benefit from my investments.  Also, has anyone done a cost segregation study on a small property (duplex) in the area? I would love to hear about it or get any recommendations. Thanks!
