I read once that - in California - you do not have a fiduciary responsibility to your tenant, therefore you can use the funds as you please.

No legal advice given.

just don't do anything. When you sell, tell the buyer it was already there when purchased.

Stop wasting time on researching old records. The more you know, the more you must disclose when you sell.

No problem. Been there 20 times after purchase at trustee sale.

File against (name of deceased tenant) and unknown occupants. Offer other parties to add themselves to the lawsuit. (They won't. They give up their rights that way.)

is it just cleaning or does it include small repairs like patch holes in the walls and touch up paint?

If just cleaning, 2 bedrooms and 1 bath should be 8 hours. Excessively soiled, maybe 15 hours.

For something like cleaning, I like to negotiate a fixed price. There is really no risk of unexpected issues as it can be in construction.

Did you possibly negotiate too hard on the hourly rate, and that's why this person works extra slow?

I came to our empty lot (were waiting for building permits) and found 3 (three!) RVs there. Well, initially it was 1. And it was December 26th, and he was a Vietnam veteran with a missing leg. I let him stay over the holidays, supposedly it was 1 or 2 weeks, and it ended up 3 RVs and I even got a pre-citation warning from the Planning Department, not to operate an unpermitted park. The guy with the peg leg wasn't gone until May.

He/ they probably want to put the LLC as tenants to show the monthly rent payment as a business expense.

No problem with that. (There was a thread about the exact same situation in this forum before.)

Get 1 or more officers of the LLC to co-sign for the LLC. Do the credit/ background check on these officers.

Down the road, next issue will be that you may not really know who physically resides. Unless you specify exact names in the rental contract.

I believe that around here (Northern California), it's called "Public Works" that would be responsible. Might be the same in Los Angeles.

I'm really surprised to read that 27 pickets can be installed for $100. Perhaps somewhere in the Midwest.. I don't know the pricing there.

You seem to be from Sacramento, California.

Home Depot charges $70 for a box of 27 pickets. Then a quart of exterior paint for $30.

That leaves $0 for nails, dump fee (of the old fence material) and labor.

The numbers ($100 for a complete new fence with 27 pickets) don't work even in the Midwest.

I agree that OP needs to learn on fair housing but do you have any source/ reference that besides monetary penalty, the property could actually be seized? I never heard of that.
