Hi i have 2 rental properties: single family rented w/ maybe $225K equity and a 2 family w/ 225K equity. Looking to take out a HELOC and not sure if this is possible for a rental? Located 20 miles south of Boston.

I am wondering if there are any banks or credit unions in MA that do HELOCs on rental properties? Do HELOCs on rental properties even exist? Also, I would be willing to consider banks/cc outside of MA, but they would have to make loans in MA. Any information on the topic would be appreciated people seem to always talk about using HELOCs for utilizing short term cash needs, but I am still to find a bank or cc that will do a HELOC on an investment property.

No sorry we didn’t... I am still out there but had to deal with some personal issues so I cut back my schedule

Great info Charlie. Mohsin at the 680k price range I would look at Brockton/Avon/Abington/Holbrook. You will find something.

I'm sorry, I didn't get your message in time. I would not have been able to attend tonight anyway, I am planning a Quality Conference (http://asqboston.org/boscon2019/program/) for April 1st and we had a meeting for all the last minute prep required. Hi Frank, this would be great.  Where does RI meet generally for networking meetings? I'm just starting to look at options for apartment buildings, and I have decided that selling to get a building is not really what I want to do. I would love to meet folks in your network to discuss possibilities.

Looking to get a reliable partner to purchase an apartment building from 6 to 12 units, in the southeastern, MA & Pawtucket, RI area. Looking for a building in the price range of $700,000 to 1 Million. I was considering doing a 1031 Exchange on one of my units, but because I don't really want to sell, I am considering a partner.

The rent lowing is your decision if you like the way they keep your property and think the lower rent is fair then go for it, but to think that a tenant is going to adhere to a 2 year lease is ridiculous. I don't even like 1 year leases. If you have a great rental and the rent is fair the tenant will stay on their own and no 2 year or 1 year or 6 month lease will make a difference. I tend to create 60 to 90 day leases with 60 or 90 day notice by either party. If a tenant get a new job 1500 miles away then they going no matter if they have a 1 year lease or are a TAW.
