I am planning on paying off my single family (about 80K) left by the beginning of next year. This is because I am paying FHA PMI and I don't want to keep doing this. Also, at this point I would just like the extra cash flow. Right now, I am cash flowing around $500 per month. When I pay off the note, I will cashflow about $1350. As I am trying to replace a good portion of my W-2 income this make sense to me. Lastly, I might want to get an FHA rehab loan in the future so getting rid of this current FHA loan makes sense.

I agree with you, but I figured I would give it a try. I am so frustrated with contractors nowadays. Even when you pay the exaggerated prices, you still don't a timely schedule or over a decent/professional job. 

What are your landlords doing now Robbie? Are you an investor also, or agent/broker only?

I have not seen any rent to lease options in the New England area. In the south I have heard of them. I think they are more common for "for sell by owner"
