On March 21st, the Los Angeles Board of Supervisors voted against a motion by Supervisors Lindsey Horvath and Hilda Solis attempting to extend Just Cause eviction restrictions to all rental housing providers throughout Los Angeles County and the continued presence of unauthorized occupants and pets. Our champions Supervisor Kathryn Barger and Chair Janice Hahn voted No and Supervisor Holly Mitchell abstained, so the motion failed for lack of a majority. We need to thank Supervisors Barger and Hahn for having the courage to stand up to this obvious power grab by Supervisors Horvath and Solis to try and override the powers held by duly elected local City Councils by attempting to impose their radical policies.

- No 3% cap on rent increases in 88 Unicorporated Areas of Los Angeles County

- Just Cause Evictions can proceed, for example if someone broke their lease agreement by having other roomates or pets during COVID, now can evict for that

I wanted to come on here and spread the word about this program. If you are thinking about renting your primary residence SFR you should probably apply for this. 20% down is crazy. What I would do if I had the steady cash flow would buy one and put an ADU the backyard. In LA ADUs are encouraged and I think they only need 6 months to approve the permit.

I used Peerspace a lot for my fashion business I loved it. Also creatives really tend to keep things pristine because they are on a limited budget and don’t want to get charged any overages. Talk to a CPA. Good luck!

- Waive the requirement for approval from owner for any repairs or maintenance of any one item under a specified amount (one company is asking for $600…). There is no monthly cap. - don’t waive this they want you to do this so they can save time and headaches but make it at least something like $1000 and above needs approval 

- Name the management company as an insured part on insurance policies.- this is necessary to ensure smooth communications between PM and insurance company to do their job

- Grant access to regular credit checks on the property owner. - I feel they may have been burned in the past maybe because a previous owner had a foreclosure or couldn’t maintain expenses. This one sounds odd to me

For $1 million you can get a duplex in city of Los Angeles, but not more. Better to look in the valley, Orange County instead
