@Karen Margrave great questions and post. Everyones responses are super helpful. I'm interested in learning more about the idea of managing STR properties out of state or long distance, excuse me if this is a newbie question, any pointers appreciated (I imagine this is a common question).

Thanks Everyone! I'm pumped to get to work. I found using the BP calculator that my first deal wasn't as bad as I thought. 10% ROI and $300 per month cashflow!!

Hey BP community. 

I'm thrilled to participate. I'm Lauren, from Australia and new to real estate in the USA. I am an Exercise Physiologist by day but I've been obsessed with the idea of going into real estate for over 12 months now and have decided to take the leap this year by getting my broker license. 

I live in Nevada City California but I own a property in Ogden Utah where I've spent time. I'm interested in developing relationships and learning the ropes. Wholesaling has sparked an interest for me and I also am a landlord who enjoys the DIY (with my contractor husband). 

Over time I would like to do a few flips and acquire some multi-families both in Utah and California. My personal goal is to be able to help others make decisions they are happy with, moving towards their own security and wealth development. 

I came to join the BP community after listening to my favourite BP podcasts (ehem @Scott Trench) for the umpteenth time and just going "F**k it" I need to make this happen. 

Looking forward to seeing you all around the traps. I'm stoked for 2018 and ready to work.

Hi @Tim Woosley, I just joined too. It took me a little time (read 12 months) to get through the masses of information out there. I decided to just pursue one learning avenue at a time to avoid the overwhelm potential. There is SO much online, to read and to listen to.. I chose podcasts becuase I drive a lot. Now I have a basic but better than nothing idea of the different arms of RE and although I'm only a small step closer to figuring out my niche, I feel far more confident than I did a few months ago. I think it depends on how many doors you have have what the tenants are like. My current tenants really push the envelope until I put my Mr. Potter hat on. At the end of the day there is no right way to landlord. But it also depends on whether your management style effects your bottom dollar in a positive, neutral or negative way.

Some great responses on here. Being new to RE my feeling is to stay private, to avoid judgement. However after seeing everyone's responses I'm going to practice being more vocal. Thank you BP community.
